Chilean rentals system can be very complicated for foreigners, it suffers of vices and tricks that that can bring problems to an expat. First of all, rental prices are net value, services, such as building administration fees, cable TV and others have to be added to your rent (Check property expenses). Agreements usually run under yearly basis and are self-renew, for that obliges you to stay for one year minimum period, even if
you dislike your selection. Rental properties, traditionally are not in good shape, Chilean market doesn`t have the habit of repairing and fixing them after each rental period. Properties traditionally have hidden superficial and structural damages, many time are dirty even filthy to present them.
The local requirement of including endorsements, complicate even more a lease agreement for a foreigner, and unreasonable demands appear in the
negotiation, including a year round pre payment, or a three to six month deposit, in order to compensate its luck. Chilean contracts point out that security deposits have to be returned after 30 to 45 days after the lease ends. Usually never arrives back to the tenant, and particularly if he isn’t in the country to claim it.
Before accepting a property, first we check the area in which is landed (for security, communications, and public transport
ation issues), then it is very important to know the construction companyof thebuilding (all Chilean constructions have to comply earthquake regulation NCH 433, but we know after 2010, earthquake, which companies did the minimum job).
After that, we check landlords, how compromise they are, how honest and helpful. We teach them how to get involved in this business to be flexible, helpful and understanding.
