Property Expenses

Rental prices in Chile for building and houses are net values, meaning that publish prices only consider the value of the Property. Over this you have to add, the following:

  • Apartments Expenses:
      • Building administration fees (shared expenses): CLP $ 1.000 (USD 2.00) Per m2 or USD $ 20 per 100 square foot. This includes warm water.
      • Electricity: CLP $ 350 (USD 0.70) Per m2 or USD $ 6.50 per ft2.
      • Gas: Is cheap for 75 m2 (800 ft2) apartments CLP 5.000 (USD $ 10) & for 145 square meter (1.550 ft2) apartments CLP 8.000 (USD $ 16)
      • Cold Water: also as gas, very cheap for 75 m2 (800 ft2) apartments CLP 5.000 (USD $ 10) & for 145 m2 (1.550 ft2) apartments CLP 8.000 (USD $ 16)
      • Internet, Cable TV and telephone (Telecommunications): Fix Price of ClP $ 50.000 (USD $ 100). If you want to take out the telephone, discount CLP $ 10.000 (USD 20)

    *We recommend a local Cable company called VTR, very good service compared to the rest (contact Luis Ortiz for a quotation: luis.ortiz@vtr.cl or checkout www.vtr.com ) All other company including Direct TV, movistar etc. have an awfull installation service and worst after service.

    • Heating bills; CLP $ 500 (USD $ 1.00) per m2 or USD $ 10 per 100 ft2. Only during the cold months; June, July, August, September, and October. (5 Months).
    • Other Expenses ;
      • – Maid: For Daily service, between CLP $ 12.000 to 18.000 (USD 24 to 36) per day (between four or six hours a day). And living at your house (law establish 8 hours of daily work, and once a week free day) between 240.000 to 320.000 (USD 480 to 640) plus social security 21% over the net value.
  • In conclusion for apartments :
    • 75 m2 (800 ft2) apartment of 2 bedrooms expenses will go up to CLP $ 160.000 (USD 320) plus heating bills and other expenses.
    • 115 m2 (1.240 ft2) apartment of 3 bedrooms expenses will go up to CLP $ 215.000 (USD 430) plus heating Bills and other expenses.
    • 145 m2 (1.550 ft2) meter apartment of 3 bedrooms expenses will go up to CLP $ 255.000 (USD 520) plus heating bills and other expenses.
    • 180 m2 (1.550 ft2) meter apartment of 4 bedrooms expenses will go up to CLP $ 300.000 (USD 600) plus heating bills and other expenses.
  • House Expenses:
    • Condo administration fees (shared expenses):
      – Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 65.000 to 85.000 (USD 130 to 170).
      – Houses between 250 to 400 m2 (2.700 to 4.300 ft2) fees vary from CLP $ 85.000 to 150.000 (USD 170 to 300).
      *Depends also in the amount of houses, gardens, community amenities (for example club houses, sports fields, share pools) and also the type of security system in the condo. Preferably ask the concierge, that is always in a security house at the beginning of the condo (do not trust the realtor, he’ll point out a smaller amount).
    • Electricity: CLP $ 350 (USD 0.70) Per m2 or USD $ 6.50 per 100 ft2.
    • Gas:
      • Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 20.000 to 35.000 (USD 50 to 70).
      • Houses between 250 to 400 m2 (2.700 to 4.300 ft2) fees vary from CLP $ 25.000 to 45.000 (USD 50 to 90).
    • Cold Water: <small>(Depends mainly on the size of the garden)</small>
      • Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 35.000 to 55.000 (USD 70 to 110).
      • Houses between 250 to 400 m2 (2.700 to 4.300 ft2) fees vary from CLP $ 50.000 to 120.000 (USD 100 to 240).
        *If you have a pool, you have to consider an extra during the summer to refill the pool.
    • Internet, Cable TV and telephone (Telecommunications): Fix Price of ClP $ 50.000 (USD $ 100). If you want to take out the telephone, discount CLP $ 10.000 (USD 20)
      *It Could be more, depending in the area in which you are located, some companies do not arrive to faraway areas, and you´ll have to contract satellite TV.

    • Heating bills (Increase the gas bills); (Cold month in Chile start in May to September)
      • Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 65.000 to 120.000 (USD 130 to 240).
      • Houses between 250 to 400 m2 (2.700 to 4.300 ft2) fees vary from CLP $ 85.000 to 300.000 (USD 170 to 600).
    • Other Expenses ;
      • Pool cleaning boy: Between CLP $ 15.000 to 20.000 (USD 30 to 40) per day. Consider in summer starting December to February, two to three times a month, and during the rest of the year one per month maximum twice.
      • Gardener: Between CLP $ 15.000 to 25.000 (USD 30 to 50) per day. Consider starting spring and summer starting September to March, two to three times a month, and during the rest of the year one per month maximum twice.
      • Maid: For Daily service, between CLP $ 18.000 to 25.000 (USD 36 to 50) per day (between four or six hours day). And living at your house (law establish 8 hours of daily work, and once a week free day) between 320.000 to 400.000 (USD 680 to 800) plus social security 21% over the net value.
  • In conclusion for House Expenses :
    • 3 bedroom house of approximately 180 m2 (2.000 square foot) in a condo will go up to CLP $ 230.000 (USD 460) plus heating bills and other expenses.
    • 4 to 5 bedroom house of approximately 380 m2 (4.100 square foot) in a condo will go up to CLP $ 400.000 (USD 800) plus heating bills and other expenses.
      *If you want an isolate house, you have subtract the condo fees. (we do not recommend because of security issues).
