All Properties must be Expat Friendly
1.- Contract and Economic Terms.
A.- All contracts are valued in UF as a rule, unless expressly requested by embassies in dollars.
B.- All lease contracts are on a renewable annual basis.
C.- All the contracts have clauses of early exit (diplomatic clauses), that contemplate force majeure or redestinacion of the client. They are from the sixth month as a rule and can exceptionally be lower depending on the company.
2- Financial evaluation of clients.
A.- Each client is evaluated according to its origin, company and nature of the occupation he comes to do in Chile.
B.- When it is a new company in the market, we investigate the origin, what are they coming to do in Chile, and if it has global financial support, to face annuity contracts.
C.- If the customer comes through a recognized company and they endorse or sign directly the contract, we will not ask for more financial information, we consider it enough.
D.- If for an accounting issue, the company does not endorse or sign employee housing contracts, a letter of protection is requested from the human resources unit.
3- Property condition and maintenance
A.- Furnished properties must have towels and sheets in very good condition or else replacement will be requested.
B. – Electronics of the properties furnished, including washing machines, dryers, refrigerators, electric ovens or others, must be repaired by the proprietor before or during the period of stay of the client, it is considered the deterioriation and obsolescence of things unless there is a manifest misuse by the tenant.
C.- All properties must be delivered with a good cleaning, including floor polishing, carpet cleaning, wall cleaning (painted or washed if in very poor condition), cleaning of drawers, shelves, kitchen furniture, as well as interior closets or bedrooms. Elimination of tartar in the taps of bathrooms and kitchen, and last remove all grease from the kitchen oven and the cooker hood.
4- Presentation conditions of the property.
A.- Properties must be presented in an orderly and clean shape.
B.- The properties must be of easy access (we facilitate the use of a security lock for those properties that we have in administration or exclusivity).
5.- All properties must have a tenant (assistance the client in matters related to the leased property), including;
A.- Assistance in the timely repair of artifacts, furniture and structural deterioration caused by the wear and tear of time and as well as by the programmed obsolescence of things.
B.- Assistance in the payment of property accounts. Teach them how to pay the bills of a property.
C.- Assistance in the claims that can be made by the lessee to contracted services and to the administration of condominium properties.
D.- Monthly collection of lease payments for a property.
E.- Control of payments for services associated with a property, such as electricity, water, gas, and for properties subject to the 19537 law of joint ownership (condominiums), periodically review the state of payment of the utlities of the building or “condominio”.
F.- Carry out the documentation required for the exit certificate (s) from the property.
G.- The tenant must know written and oral English, in the case of English speaking clients.

- The own administration of the owner, of a relative, or a third party will be incorporated as responsible and contact in all the contracts.
6.- Ownership of the property
A.- The ownership of the property must be demonstrated through an offitial domain obtained un “Conservador de Bienes Raices”, stating that the owner is who he claims to be, and this must be listed in the contracts as well as associated with the payment of the rent.
B.- Any modification regarding the destination of the payment of the rent (account different from the owner), must be backed up by a power of attorney, clearly manifesting the will of the owner to change the acount.
7.- Deposit Refund.
A.- The deposit is a money guarantee established by law, whose object is to protect the integrity of the property at the time of restitution of the property, considering the legitimate use and the natural wear and tear of things, established in Art. 1947 of the Chilean Civil Code.
B- The law 18101 in its transitional provision, article second, seventh paragraph, establishes the refunding procedure.
C.- It is of legal responsibility to receive this guarantee, make a judicious settlement and return it according to the terms of the contract.
