PRICING: Dollars Chilean Pesos UF?
The national currency in Chile is “peso chileno”, but all properties in Chile when you search in internet will be priced at “UF”. What does that mean?
UF (Unidad de Fomento) is a currency that adjusts by inflation. And therefore, all prices are in UF to be readjust automatically.

Overcome this issue, now we will go into detail on how to get a property in Chile.
BUYING OR RENT IN CHILE
Because the price of monthly financing is the same price as a rental. In addition mortgage credit are very easy to obtain compared to other countries in Latin America, and the bank here in Chile finances from 80% up to 90% of the property, that means you have to give only 10% to 20% in entrance, moreover the interest rate are very low compared to other neighbor countries (average 3,5 to 3,8 last five years). In addition, all funding that you pay when you sell the property you will received the money back. And we can tell you that you will receive more than you paid because of the UF miracle (always property go up and never devaluate) and also because of property valuation in the market. For that if you are coming to Chile for a couple of years a good strategy is to rent for a couple o months and buy.
RENTALS
COST OF REALTOR
For rent (lease) property, Chilean has the habit of dividing by 50% real state agent commission. So you will have to pay 50% and the owner pays 50% also. An observation regarding this point, we charge 75% of commission to the expat, because of our full assistance. (please check service pricing)
You will pay the commission and still have to give a guarantee. Usually they ask for a guarantee (Bond) (1 or 2 months rent in advance).
Landlords will also ask for a guarantor who must be a Chilean or a company with residence in Chile, they do not accept foreign. If you are not in this situation, they will ask for prepayment or increment the bond or guarantee. (please inform these situation in advance so we can do a strategy that suits your needs).
RENTAL LIABILITY (The Law)
Rental Liabilities; As said before Real estate is not well regulated in Chile, it is based in an old law call “Codigo Civil appendix Rentals” that involves all type of rentals, with few mentions to real estate market and a general consideration of who has the responsibility of fixing and maintaining a property. In general the lessee is responsible of all problems that can happen in a property with exception of structural damages. There other laws that regulate rentals, like the urban rental Law (LEY Nº 18.101 & its modifications of 2003) but it is more a procedure in which a Landlord can expel complicated tenants. Overall Chilean laws favors the lessors, for that the liability of properties and their landlords will not be like in other parts of the world, and that is the importance of a well made contract, and for that you need lot of experiences.
MAINTAINANCE COSTS
In Chile by law rental of real estate don’t include service costs, that means that over your rental budget you have to consider, water, electricity, gas, internet, cable and telephone costs. In case of buildings and condominium houses, you have to consider also common expenses (Gastos communes). If you need to include this expenses in your rental, please inform before your realtor so he can do a strategy.
DEPOSIT OR BOND
Chilean owners don’t have a good reputation on handing back the deposit of a rental. This is a delicate matter not only for the amount but also because it happens when you have left our country. Standard contracts establish that deposit cover all unpaid services and destruction of the property. But because services arrive one month later after being used, the total amount to be discounted will be known after 30 to 45 days after you live Chile. There are several ways to reduce the risk of loosing the deposit, selecting a good landlord (but you´ll never know until the end), doing a good contract (but you´ll need some one in Chile to represent you in case there is a problem), or also cut a deal with the owner previous renting the property in which he can handle immediately the deposit (in this case they tend to calculate with a 20% rise of the projected amount).
BUYING
CAN A FOREIGNER BUY IN CHILE
Any foreigner, expatriate, immigrant , multinational organization or entity controlled by foreigners can acquire a real estate in Chile, without the need of specific licenses and without being affected by specific restrictions, except for real estate located in border or coastal land, and certain public or state property.
HOW MUCH TIME IS THE BUYING PROCESS
Overall Chilean system is held by bureaucracy, for that a buying and selling process can be very extensive.
House hunting; Is a process between 2 to 6 months depending on requirements, realtor, and availability.
Buying process 3 to 5 months. The first step is the agreement between buyer and seller, particular conditions and description of how each part will be accountable in the process(3 weeks to 1 month). The second step and because the majority of properties have been bought through a credit, the first thing to do is settle the banks, (approximately. 2 to 3 months) and after this has to be registered in the national system of real estate (conservador de bienes raices), that is one month more.
LIABILITIES OF CONSTRUCTION
Chilean law strictly regulates this item, mainly because of our earthquakes. After 1960 big earthquake, Chile has one of the best engineer constructions standards in the world. For Chileans it would be unthoughtfull to construct with out following these rules (if not you go to jail), any building in Chile has to resist up to a 10 Richter scale earthquake, with out falling. New constructions have to be warranty up to 10 years; in three different stages: up to 3 years tiles, fittings, and minor appearance flawless, up to five years piping, electrical etc. and up to 10 years structural damages. On the other hand these doesn’t apply to second hand properties, regarding the piping, electrical and outer or inner condition of a property. In Chile properties are sold “Ad Corpus”, meaning “Just as it is”; with no guarantees what so ever from the previous owner. (for that is a good idea to buy new, and then sell after you leave Chile), with out being held responsible.
DUE DILEGENCE AND INSPECTOR CHECK OF PROPERTIES
Chilean second hand properties are not inspected nor checked. They are sold as they look “Ad Corpus”, it can be solicited a technical inspection but is not responsibility of the former owner to repair damages, this has to be pre-negotiated before signing the buying agreement.
BUYING & SELLING CONTRACTS
New buildings; there are few areas in which we can negotiate (only price), companies apply standard contracts and are difficult to change (because of high demand on new buildings).
Second hand properties; this is more difficult if you want to buy or sell, you have to be aware of multiple details, that can delay your buying or selling even without a trustful lawyer or realtor you can even loose your money. Here you need a good realtor with law knowledge and business practices and conduct of the market.
COST OF REALTOR
For agency service, chileans has the habit of dividing the realtor commission. So you will have to pay 2% and the owner pays 2% over the property value . An observation regarding this point, we charge 3% of commission to the expat, because of our full assistance, including lawyers expenses. (please check service pricing)
Property Expenses
Rental prices in Chile for building and houses are net values, meaning that publish prices only consider the value of the Property. Over this you have to add, the following:
Apartments Expenses:
Building administration fees (shared expenses): CLP $ 1.000 (USD 2.00) Per m2 or USD $ 20 per 100 square foot. This includes warm water.
Electricity: CLP $ 350 (USD 0.70) Per m2 or USD $ 6.50 per ft2.
Gas: Is cheap for 75 m2 (800 ft2) apartments CLP 5.000 (USD $ 10) & for 145 square meter (1.550 ft2) apartments CLP 8.000 (USD $ 16)
Cold Water: also as gas, very cheap for 75 m2 (800 ft2) apartments CLP 5.000 (USD $ 10) & for 145 m2 (1.550 ft2) apartments CLP 8.000 (USD $ 16)
Internet, Cable TV and telephone (Telecommunications): Fix Price of ClP $ 50.000 (USD $ 100). If you want to take out the telephone, discount CLP $ 10.000 (USD 20)

Heating bills; CLP $ 500 (USD $ 1.00) per m2 or USD $ 10 per 100 ft2. Only during the cold months; June, July, August, September, and October. (5 Months).
Other Expenses ;
– Maid: For Daily service, between CLP $ 12.000 to 18.000 (USD 24 to 36) per day (between four or six hours a day). And living at your house (law establish 8 hours of daily work, and once a week free day) between 240.000 to 320.000 (USD 480 to 640) plus social security 21% over the net value.
In conclusion for apartments :
75 m2 (800 ft2) apartment of 2 bedrooms expenses will go up to CLP $ 160.000 (USD 320) plus heating bills and other expenses.
115 m2 (1.240 ft2) apartment of 3 bedrooms expenses will go up to CLP $ 215.000 (USD 430) plus heating Bills and other expenses.
145 m2 (1.550 ft2) meter apartment of 3 bedrooms expenses will go up to CLP $ 255.000 (USD 520) plus heating bills and other expenses.
180 m2 (1.550 ft2) meter apartment of 4 bedrooms expenses will go up to CLP $ 300.000 (USD 600) plus heating bills and other expenses.
House Expenses:
Condo administration fees (shared expenses):
– Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 65.000 to 85.000 (USD 130 to 170).
– Houses between 250 to 400 m2 (2.700 to 4.300 ft2) fees vary from CLP $ 85.000 to 150.000 (USD 170 to 300).
*Depends also in the amount of houses, gardens, community amenities (for example club houses, sports fields, share pools) and also the type of security system in the condo. Preferably ask the concierge, that is always in a security house at the beginning of the condo (do not trust the realtor, he’ll point out a smaller amount).
Electricity: CLP $ 350 (USD 0.70) Per m2 or USD $ 6.50 per 100 ft2.
Gas:
Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 20.000 to 35.000 (USD 50 to 70).
Houses between 250 to 400 m2 (2.700 to 4.300 ft2) fees vary from CLP $ 25.000 to 45.000 (USD 50 to 90).
Cold Water: <small>(Depends mainly on the size of the garden)</small>
Houses between 150 to 240 m2 (1.600 to 2.600 ft2) fees vary from CLP $ 35.000 to 55.000 (USD 70 to 110).

Gardener: Between CLP $ 15.000 to 25.000 (USD 30 to 50) per day. Consider starting spring and summer starting September to March, two to three times a month, and during the rest of the year one per month maximum twice.
Maid: For Daily service, between CLP $ 18.000 to 25.000 (USD 36 to 50) per day (between four or six hours day). And living at your house (law establish 8 hours of daily work, and once a week free day) between 320.000 to 400.000 (USD 680 to 800) plus social security 21% over the net value.
In conclusion for House Expenses :
3 bedroom house of approximately 180 m2 (2.000 square foot) in a condo will go up to CLP $ 230.000 (USD 460) plus heating bills and other expenses.
4 to 5 bedroom house of approximately 380 m2 (4.100 square foot) in a condo will go up to CLP $ 400.000 (USD 800) plus heating bills and other expenses.
*If you want an isolate house, you have subtract the condo fees. (we do not recommend because of security issues).
Food Prices
Chile, is a producer of fresh produce and wines; it is such a long country starting above of the tropic of Capricorn and ending in the polar circle. This causes that we have different types of climates, starting up north with tropical and desert climates, in central valleys, mediterranean climates, and along the south humid and rainy climates. This has permitted along the years to developed a food industry, that thirty years ago was unknown to the world, but after hard work in the farms and oceans, with a consistent and responsible political vision, we have created a gourmet industry, that today is recognized in the world.
Fruit & Vegetables Prices
Chile, is one of the biggest producers of fresh produce and vegetables in the world. Along the whole country, we have developed with drip irrigation technologies, the possibility of planting in the desert, over hill and mountains slopes, traditional extended cultivation in central valleys of Santiago, and under green house in the cold weather of southern Chile. Delicious fruits like oranges, grapes, watermelons, cantaloupe and honeydew melons, cherries, plums, apples, custard apples, papaya, avocado, peaches, all the berries, etc. And also abundant vegetable products, like lettuce, tomatoes, zucchini, corn, onions, garlic, spinach, potatoes, carrots, peas etc.

Chile has 4.300 Km. Chile has a developed poultry and meat industry, with high standards of quality control, for that is safe to eat pork & beef meat in Chile. As a country during the last 15 years Chile, has applied technologies, to certificate its meat products, for US & European

Wines Prices
As probably you have heard or maybe tried, Chile is a well known wine producer (the 5th in the world & going up). This industry has been for centuries part of our culture, but only the last 20 years has been known world widely. It is funny, but on the 80’s, some wines where cheaper than a one litter Coca Cola bottle. In search of getting better prices and new markets, new technologies where incorporated to the industry specially in the initial fermentation and grape juice maceration process in stainless steel tanks, and at the ending process of ageing the wine in wooden barrel, giving a unique personality to each wine. Today, Chilean Cabernet, Merlot, Chardonnay, Sauvignon is famous all over the world, but in 1996 Chilean wine luck was superb. French enologist Jean-Michel Boursiquot , saw that some Merlot varieties took longer to mature. The results of studies concluded that it was the ancient Bordeaux variety of Carmenère, long disappeared since 1860. The former strain was rediscovered, hidden between Chilean Merlot variety introduced in Chile in 1850. Today Carmenere stands like a Chilean symbol of its quality wine.

Car prices in Santiago, Chile and other related automobile expenses, has been the result of the free trade agreements Chile has subscribed with all the producing countries world wide. In Chile to drive your car, beside the permit & license plate, for used car we have to do an annually check of our cars in plants determinate by the government” this process is called “Revision Técnica”. DRIVER LICENSE
According to Chilean Law N° 20.046 , 2005, foreigners are capable to drive in Chile, with their license emitted in their country of origin or an international drivers permit (IDP) obtained in local car associations of their own country. We recommend to get the IDP, cause you can get it translated in Spanish and if you have any misunderstanding with a local police officer (Chilean police officer are called Carabineros). This license is valid for only twelve months, after that you have to get a Chilean Driver License. However, once you receive your permanent residency (Residencia Definitiva), under Chilean law you must have a Chilean license to drive.
Driver license testing, is really easy, includes physical testing, (eye exam), medical interview for questioning of obvious limiting illness, psychometric exam, practical test (in your own car) and the theory exam, really easy, but is in Spanish.

OTHER EXPENSES
Obligatory Insurance: The cost of this insurance is approximately 7.000 pesos, is intended to protect third parties involved in an accident, mainly pedestrians. The problem is that nobody never use them. But it is obligatory to get the annual car registration certificate of the vehicle.
Annual Mechanical car check (Revision Tecnica). Because of environmental reasons, cars have to be checked annually, in determinate car garage, shops, where they emit a certificate that is also obligatory to obtain the annual car registration certificate. The cost of this revision is CLP 18.000 (USD 36)

Urban Highway or TAG: Toll charges in urban Santiago, are through a system called TAG. Is a small electronic device stick over your front car window shield, that in contact with toll gantries, your car will be billed at the end of each month.
GAS PRICES
Chile is importer of 95% of its oil. There in only one refinery company Chile that is state owned, and controls the supply of gas oil to privates distributors. We produce high octane fuels, including 93, 95 a 97 octane products , mainly because of environmental motivations. , Prices and quality for that is determined mainly by this refining company, and international oil prices.

Carabineros is the police institution, that is in charge of traffic laws. is a respected institution and recognized by the honesty of their police men and women, they have the highest indicators of reliability. Don’t ever offer money in any circumstance, specially in a traffic incident or to get you out of a fine, the most probable thing that will happen is that you`ll end arrested for one or two days, and with a big judicial problem.

On mid 2012, the so called law “Tolerancia Cero” was passed by congress, and finally published. Consists that any person, driving and controlled in the streets by police, with a blowing alcohotest machine, that has higher than 0,3 grms. of alcohol per litter in their blood, they will be detained and send to a hospital for a more accurate testing and summoned to the local judge.

Dakar is the biggest Rally competition around the world and it is held in Chile, since 2009. Starting each year on january after new year, the rally goes through the dessert of Atacama, Patagonia and other places from frontier countries.
