All Properties must be Expat Friendly
As a general principle, we don´t receive lease payments or deposits in order to make the rents accounting transparent. You will receive the full payment directly from your tenant. Our responsibility is to perform the monthly collection so that your payment arrives in a timely manner to your bank account. And only after you´ve been paid, then we will charge our administration fee.
Our administration has a cost of 8% of the monthly rental value during the time of occupancy and 4% of the last rental value during the time of vacancy between tenants.
A management contract is made between you and an administrator of our organization, who will be your contact and trustworthy person for your property.
Our property managers are all Chileans english speaking women with capacity to serve all the nationalities that exist in the expat rental market. They have high knowledge and experience in leasing, together with our legal assistance, they are able to analyze in detail contracts to identify tricky clauses and to present fair stipulations that favor the negotiating position of the owner.
There high experience in leasing to foreigners allows them to evaluate an expatriate in a comprehensive way, according to their original country, to their company or embassy of origin, depending on their household composition and the work the expatriate comes to do in Chile.
In brief the obligation of the property manager in charge will be;
Advise you on the presentation of your property, updating it according to the average taste of expats, with the aim of being able to maximize their value and lease it quickly, comparatively to the market.
She will be responsible for coordinating the presentation of your property to the (prospective) lessee.
Will be responsible for evaluating the potential tenants who will submit interest and bid for your property and finally present you the case for final decision.
It will be the person responsible for presenting the domains of the property and attached documents required by the lawyers of the companies for the approval of the property.
It will carry out the exhaustive review of contracts, with special attention to basic clauses as well as tricky ones, which traditionally chilean lease contracts have.
Coordinate the cleaning and preparation works to deliver the property to the new lessee.

Handing the property to the new tenant.
And during the time of occupation the property manager will have to:
Fastly assist the lessee in the repair of artifacts, furniture and structural deterioration caused by the wear and tear of time and as well as by the programmed obsolescence of things.
Assisting the lessee in the payment of property services. Teach them how to pay the bills of a property.
Assistance in the claims that can be made by the lessee against contracted services and to the administration in case of condominium properties.
Monthly collection of lease payments for a property.
Control of payments for services associated with a property, such as electricity, water, gas, and for properties subject to the 19537 law of joint ownership (condominiums), periodically review the state of payment of the utlities of the building or “condominio”.
Carry out the documentation required for the exit certificate (s) from the property.
Reception of the returned property.
Settlement of guarantee, so that you can make the return of the deposit of the client.
